PropertyMatchPro (the “Service”) is operated by Shark Bunny Studio Pte. Ltd. (UEN 202212287N) (“we”, “us”, “our”), a company registered in Singapore. We operate the website at propertymatch.pro and its related features — a buyer-first property search platform for Singapore. This Privacy Policy explains how we collect, use, disclose and protect your personal data in accordance with Singapore’s Personal Data Protection Act 2012 (the “PDPA”). By using the Service, you consent to the practices described here.
In this policy, “personal data” means data about an individual who can be identified from that data, or from that data together with other information we have or are likely to have access to.
1. Personal data we collect
- Account & identity. When you sign in with Google or with an email magic-link, we receive your email address and, for Google sign-in, your name and profile picture. We use these to create and maintain your account.
- Search & preference data. The descriptions, budgets, locations and lifestyle details you enter into our search and concierge features, and the listings you save or shortlist.
- Agent data. If you apply to join as an agent, the professional details you submit (such as name, agency and CEA registration, contact details) and the listings you create or migrate.
- Communications. Enquiries or messages you send to agents or to us.
- Usage & device data. Pages viewed, actions taken, approximate location derived from your search input, browser and device information, and IP address, collected automatically as you use the Service.
2. Cookies and similar technologies
We use cookies and similar local-storage technologies to keep you signed in, remember your preferences, and understand how the Service is used. You can control cookies through your browser settings, but disabling them may break sign-in and other features.
3. How we use your personal data
- To create, authenticate and manage your account.
- To operate core features — running your searches, generating shortlists and matches (including through our AI concierge), and letting you save listings.
- To connect you with property agents when you send an enquiry or ask to be contacted.
- To review and administer agent applications and listings.
- To respond to your questions, feedback and support requests.
- To maintain security, prevent fraud and abuse, and debug and improve the Service.
- To comply with applicable law and lawful requests from authorities.
4. AI-assisted features
Our concierge and matching features may process the text and preferences you enter using third-party AI and cloud providers in order to interpret your request and produce shortlists. We do not use this to make legally significant automated decisions about you, and any AI-generated shortlist or suggestion should be treated as informational only.
5. Disclosure of personal data
We do not sell your personal data. We may disclose it to:
- Property agents you choose to contact or ask to be contacted by — so they can respond to your enquiry. Once shared, an agent’s use of your data is governed by their own practices.
- Service providers who help us operate the Service (for example: authentication and email delivery, cloud hosting and databases, AI processing, mapping and location lookups, image hosting, and error monitoring), permitted to use your data only to provide services to us.
- Authorities or other parties where required by law, to enforce our Terms, or to protect the rights, safety and property of PropertyMatchPro, our users, or others.
- A successor entity in connection with a merger, acquisition, or sale of assets.
6. Third-party services and links
The Service integrates and links to third-party services and websites (including agents’ own channels and mapping providers). We are not responsible for their content or privacy practices; please review their policies before providing them information.
7. Retention
We keep your personal data only as long as needed for the purposes above or as required by law, after which we delete or anonymise it. If you delete your account, we remove the associated personal data except where we must retain it for legal or legitimate business reasons.
8. Security
We take reasonable technical and organisational measures to protect your personal data, including encrypted connections and restricted access. However, no method of transmission or storage is completely secure, and we cannot guarantee absolute security. Please keep your sign-in method (your email inbox and Google account) secure.
9. International transfers
The Service relies on infrastructure and providers that may store or process data outside Singapore. Where we transfer personal data overseas, we take reasonable steps to ensure it receives a standard of protection comparable to that under the PDPA.
10. Your rights
Subject to the PDPA, you may request access to, or correction of, the personal data we hold about you, and you may withdraw consent to our use of it. If you withdraw consent, we may be unable to continue providing parts of the Service. To make a request, contact us using the details below; we will respond within a reasonable time.
11. Children
The Service is not directed at children under 18, and we do not knowingly collect their personal data. If you believe a child has provided us personal data, please contact us and we will delete it.
12. Changes to this policy
We may update this Privacy Policy from time to time. We will post the revised version here with a new “Last updated” date, and your continued use of the Service after the changes take effect constitutes acceptance.
