Terms of Service

These Terms of Service (“Terms”) govern your access to and use of PropertyMatchPro, the website at propertymatch.pro and its related features (the “Service”), operated by Shark Bunny Studio Pte. Ltd. (UEN 202212287N) (“we”, “us”, “our”). By accessing or using the Service, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Service.

1. Who may use the Service

You must be at least 18 years old and able to form a binding contract to use the Service. By using it, you confirm that the information you provide is true, accurate and current, and you agree to keep it updated.

2. Your account

You sign in using Google or an email magic-link. You are responsible for keeping access to your email inbox and Google account secure, and for all activity under your account. Please notify us promptly of any unauthorised use.

3. What the Service is (and isn’t)

PropertyMatchPro helps buyers and renters discover Singapore property listings, generate shortlists (including via an AI concierge), and connect with property agents. We are not a real estate agency, we do not broker transactions, and we do not act as your agent. Nothing on the Service is financial, legal, tax, valuation or investment advice. Always carry out your own due diligence and consult qualified professionals before making any property decision.

4. Listings, data and accuracy

Listing details, prices, images, location data and agent information are supplied by agents, third-party sources and public data, and may be incomplete, out of date or inaccurate. We do not warrant the accuracy, completeness or availability of any listing or information, and you rely on it at your own risk. Verify all material facts directly with the relevant agent or authority.

5. AI concierge and automated outputs

Shortlists, matches, summaries and suggestions may be generated in whole or part by automated and AI processes based on the information you provide. These outputs are for general guidance only, may be inaccurate or unsuitable for your circumstances, and must not be relied on as the sole basis for any decision. Independently verify any property before acting on it.

6. Acceptable use

You agree not to:

  • use the Service for any unlawful purpose or in breach of these Terms;
  • scrape, harvest, crawl or systematically extract listings, data or content, or use them to build or train any competing product, dataset or AI model, except with our prior written consent;
  • misrepresent your identity, impersonate others, or submit false information;
  • upload content that is unlawful, infringing, defamatory, obscene, harassing, or that contains malware;
  • interfere with, overload, or attempt to gain unauthorised access to the Service or its systems;
  • harvest other users’ or agents’ contact details for unsolicited marketing.

7. Content you submit

You are responsible for the content you provide — searches, enquiries, reviews, and, if you are an agent, listings, images and descriptions (“Your Content”). You represent that you have the rights to submit it and that it does not infringe any third party’s rights or any law. You grant us a non-exclusive, worldwide, royalty-free licence to host, store, display, reproduce and adapt Your Content as needed to operate and promote the Service. We may remove any content at our discretion.

8. Agents

If you use the Service as a property agent, you additionally represent that you hold any registrations or licences required to carry out estate agency work in Singapore (for example, CEA registration), that your listings are genuine and accurate, and that you will comply with applicable laws and the Council for Estate Agencies’ rules. We may review, suspend or remove listings or agent accounts at our discretion.

9. Subscription and billing (agent seats)

Agent accounts subscribe to a single seat. The seat is S$149 per agent per month, excluding GST. We are not currently GST-registered, so no GST is charged. It is billed monthly in advance by Shark Bunny Studio Pte. Ltd. through our payment processor, Stripe. Card details are entered on Stripe’s own checkout and are held by Stripe; we never store them. Your seat activates once Stripe confirms the payment.

You may cancel at any time from the billing portal linked in your account. Your seat then runs to the end of the period you have already paid for, and no refunds are given for part of a period.

Without an active seat, an agent account keeps one live listing and cannot use automated listing import. When a seat ends, your existing listings stay publicly visible for 14 days; after that, all but your most recent listing are hidden from the public until a seat is active again. Nothing is deleted, and everything is restored as soon as a seat is active.

Your leads, your receipts and your account data are never withheld because of a payment state. You can read, export and act on them whether or not you hold a seat. What a seat buys is capacity and automation, never access to your own records.

10. Intellectual property

The Service — including its design, text, graphics, logos and software (excluding Your Content and third-party materials) — is owned by Shark Bunny Studio Pte. Ltd. or its licensors and protected by law. We grant you a limited, personal, non-transferable, revocable licence to use the Service for your own non-commercial property search. All other rights are reserved.

11. Third-party services

The Service relies on and links to third-party services (authentication, payments, mapping, images, AI, and agents’ own channels). We are not responsible for third-party services or content, and your use of them may be subject to their own terms.

12. Disclaimers

The Service is provided “as is” and “as available”, without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, and non-infringement. We do not warrant that the Service will be uninterrupted, secure or error-free.

13. Limitation of liability

To the maximum extent permitted by law, PropertyMatchPro and its operators will not be liable for any indirect, incidental, special, consequential or exemplary damages, or for any loss of profits, data, goodwill, or property-transaction losses, arising from or related to your use of (or inability to use) the Service. To the extent we are found liable, our total aggregate liability will not exceed the greater of (a) the amounts you paid us in the 12 months before the claim, or (b) SGD 1,000.

14. Indemnity

You agree to indemnify and hold harmless PropertyMatchPro and its operators from any claims, losses and expenses (including reasonable legal fees) arising from Your Content, your use of the Service, or your breach of these Terms or of any law or third-party rights.

15. Suspension and termination

We may suspend or terminate your access at any time, with or without notice, if you breach these Terms, misuse the Service, or where we discontinue the Service. You may stop using the Service and request account deletion at any time. Provisions that by their nature should survive termination will survive.

16. Changes to the Service and these Terms

We may modify or discontinue the Service, or update these Terms, at any time. We will post updated Terms here with a new “Last updated” date; continued use after the changes take effect constitutes acceptance.

17. Governing law

These Terms are governed by the laws of Singapore, and you submit to the exclusive jurisdiction of the Singapore courts, without prejudice to any mandatory consumer protections available to you.
